Canada → United Arab Emirates

Close the Canadian file. Open a bankable UAE one.

The hard part is not converting dollars to dirhams. It is proving when Canadian residence changed, preserving values and records, and making foreign income understandable to the institutions you will use next.

The route in one minute
  • Canadian tax residence turns on facts and residential ties, not a departure stamp alone.
  • A move can trigger reporting and deemed-disposition questions even when no asset is sold.
  • UAE lenders and banks may need a clean chain from employer or client to account and tax record.

1. Freeze the departure evidence

Build a chronology of homes, spouse or dependants, travel, work, Canadian ties and the date a settled life began elsewhere. Do not cancel useful records before copies are secured. If status is uncertain, ask an adviser how the treaty and the CRA residence framework apply to the full facts. Use the CRA Guidelines for Leaving Canada (Emigrants) to prepare the departure-year questions for your adviser; a UAE visa alone does not decide Canadian tax residence.

2. Inventory assets before transactions

Record fair values, cost bases, account statements and ownership on the departure date. Classify registered plans, taxable investments, property, private companies and continuing Canadian income separately. “I did not sell it” does not answer whether departure reporting applies. Check the reporting conditions and excluded property in the instructions for CRA Form T1161 (List of Properties by an Emigrant). This property-list form is not itself a calculation of departure tax.

3. Notify the systems that keep paying you

Banking, brokers, tenants, pensions and other Canadian payers may need a non-resident address or withholding treatment. Decide which accounts remain operational, which lose contribution privileges and which need a local alternative before access becomes urgent.

4. Build the UAE income trail

Keep the employment or client contract, payslips, tax returns, corporate documents and six to twelve months of statements in one consistent name. For a mortgage, foreign income is not simply “accepted” or “rejected”; each lender can interpret its stability and documents differently.
